Manage total operations of the Association and a 17,500 S.F. clubhouse situated in an affluent gated community with 1,082 homes spanning 200+ acres. Amenities include three pools, a spa, six tennis courts, bocce, shuffleboard, fitness center, aerobics room, billiards room, card room and a grand ballroom with annual events.
* Supervise direct/indirect reports, including the Assistant Manager, Clubhouse Manager, and both in-house janitorial staff, club attendants, and contracted maintenance, security and landscaping crews.
* Coordinate the selection of vendors including landscaping, security, pest control, pool maintenance, tennis court maintenance, hurricane shutter installation and lake maintenance services.
* Serve as management representative and point person for Association members and Clubhouse Manager concerning general operations, projects, events and program initiatives.
* Perform clubhouse and property inspections to identify safety issues and determine maintenance needs.
* Convene with 12 Board of Directors twice monthly to discuss the Association’s operational issues and proposed business plans; and participate in both Annual Budget and Annual Members meetings.

Managed total business operations of a 1,721 unit Homeowner’s Association comprised of 1,301 single- and multi-family homes and 420 condominiums units spanning 800+ acres. Amenities included a 12,000 S.F. clubhouse with a fitness center, swimming pools, spa and lagoon, three private beaches, volleyball court, softball diamond, soccer field, basketball courts and a roller hockey field, as well as large playgrounds, picnic and barbecue areas.
* Hired and directed a staff of 22 maintenance and janitorial employees and oversaw the recruitment and training of a Clubhouse Manager/Social Director, Chief Engineer, office assistants, and club attendants.
* Prepared budgets of up to $7.5M total operating budget covering payroll to construction projects.
* Managed the entire bidding process, from RFP development and contract review to vendor qualification.
* Coordinated meetings for the Architectural Control Committee, Security and Grievance Committee and Board of Directors; prepared manager reports, meeting agendas and special meeting notices.
